Located on the Caribbean Sea at the end of a quiet street, you’ll find our beautiful and spacious one-bedroom condo. A long-time favorite of travelers to Ambergris Caye, we invite you to become part of our extended family. We are located just at the edge of town, a mere six-minute walk to Central Park. You’ll find so much to do within minutes of our condo that you won’t need the expense of renting a golf cart unless by the day to explore the island.

Belizean Reef is surrounded by palms, whispering tropical pines, tropical flowers, and the Caribbean Sea is right at your doorstep. The view from your balcony is inspiring; you’ll never tire of watching the sunrise with a cup of coffee in your hand. If you’ve just come to sit and relax, you’ll find yourself spending your days gazing at the beauty of the turquoise water and mesmerized by the waves as they crash over the coral reef. What about the sunsets, though, you ask; climb the stairs, and you’ll find yourself on our rooftop deck with a panoramic view of the island. It’s the perfect location for watching the sunset before you head out for dinner some nighttime entertainment.

Speaking of dining and entertainment, you’re literally located a minute away from Blue Water Grill and Carlo and Ernie’s Runway bar. Two “must go” spots for all visitors to the island. A vast selection awaits a few minutes farther field. You’re probably wondering how you’ll ever find all of these great places. Worry not, As soon as you book, we will provide you with our constantly updated Mobile Guest Guide. Our Mobile Guest Guide is loaded with information, including listings for numerous restaurants, bars, and activities. Our Mobile Guest Guide is integrated with GMaps making it easy to find your way around town. Each listing is linked to TripAdvisor; we’ve even linked the menus to many of the restaurants. The Guide is also searchable, so you can easily find the nearest Seafood or even Vegetarian options. We offer full concierge services and can arrange everything for you so that all you need to think about is having fun. So, just let us know, and we’ll book all your tours, in-country flights, and arrange golf cart rentals with no add on booking fees.

Planning on diving, snorkeling, sailing, fishing, or exploring the Mayan ruins? Our concierge/manager has got you covered; they know all the best guides and tours and will have you set up in no time. They will be there with you all the way from the day you book until the day you depart. Pickups for your activities are a breeze; there’s a dock, you’ve seen it in our pictures, just steps away. Need to get some work done while you're on vacation? We have 40Mb fiber Internet.

Is a morning swim or snorkel on your list of must-do activities? Just walk into the water right in front of the property. Only to the south are the ruins of an old dock that make for an exciting snorkel; we are in an area of little boat traffic, so feel free to swim parallel to the shore to the north of us.

You're probably wondering about sleeping arrangements. We have a king-size bed in the air conditioned bedroom, and two double futons in the air conditioned living room. If you are a family with children, we can sleep up to 4 with no extra fees. We also have additional units available at the property if you need more space.

Housekeeping is available upon request at no additional charge; we also provide laundry service for a small fee.

When you arrive on the island, we're 200 yards from the Tropic Air terminal, 450 yards from the Maya Island Air terminal, and 550 yards long the beach from the San Pedro Express Water Taxi terminal.

"Exactly as described with a beautiful view. Place was clean and comfortable. Location was excellent right by the airport and within walking distance to town. Kaitlyn and her husband were amazing and very helpful with everything we needed. She was able to set us up with a golf cart rental the day we arrived and suggested restaurants.

"We were supposed to be in San Pedro for five days after a five day stay in Placencia scouting real estate. Unfortunately due to Hurricane Beryl's path we had to vacate and catch a plane off from Ambergris Caye after only two days. The unit was just as described, contained appropriate kitchen appliances and utensil, was clean and everything worked. Because we arrived when Beryl was approaching the onsite Manager Kaitlynn, as well as, the corporate Manager Simon were in regular communication with us about Beryl's path, the ability to remain in lodging and notified us that Tropic Air would be cancelling all flights Wednesday afternoon; meaning that if we wanted to leave the island we better do it by then.

"Kaitlynn was on time, always available if I needed something and very friendly. She was a welcome relief from the previous manager. The unit was immaculate and smelled so good! The only issue I experienced was safety on the premises. As a solo, female traveler, it would be safer with cameras or security. Multiple times at night, I would have to lock the gate because other guests would leave it unlocked. With no security or cameras, there is no deterrent for unwanted people coming onto the property. It would certainly make me feel safer.

"Communicating with Kaitlyn was such a pleasure. She was always quick to respond even after hours. We had everything we needed in the kitchen for our brief stay. They even brought us extra towels. The bed was surprisingly comfortable! The hammocks & lounge chairs are perfect for loafing around, catching some rays, while devouring your vacation books. Even though we could hear planes overhead due to proximity to the flight path, I didn’t find it disruptive. Short walk along the beach to ocean front restaurants at other resorts. We were even told there is sometimes decent snorkeling off the surrounding piers. Our stay was made even more peaceful & quiet due to the fact that there are only a few units. Once we acquired our golf cart, everything was quite accessible with a short drive. We truly enjoyed our stay here and would definitely stay here on subsequent trips.

"Our family (2 adults and 3 young children) had a wonderful stay. We truly appreciated the lovely and accommodating staff. Kaitlynn and her husband were extremely helpful and excellent communicators. My wife’s favorite part of the trip was the option for daily house keeping. The housekeeper did a wonderful job and was very kind and flexible. Everything we needed was available to us- a pack and play for our daughter, cooking ware, dishes, a blender, towels and even Tupperware for left overs. We used the shared charcoal bbq and fenced in yard. There was a small pier and sandy entry outside of the condo and many small beautiful beaches within close walking distance. We would definitely stay here again! Excellent value and very comfortable!

Regarding the floor fan, we were quick to provide one upon your request, even though our suites are fully air-conditioned. While we typically don't keep floor fans in air-conditioned suites, we are more than willing to accommodate special requests like these to ensure our guests' comfort. In relation to the noise issue, we are sorry for any inconvenience it may have caused. Both the property manager and the booking agent reside nearby and generally, it's a very tranquil area, save for some morning birdsong. If the disturbance was due to other guests, we'll certainly look into this matter and do our best to ensure a quieter environment in the future. Last Minute Getaway

"We decided at the last minute to go to Belize for a long weekend. Yvette was an amazing host and so very kind. The property was well kept and clean. The large king size bed was super comfortable. Easy walking distance to restaurants and bars. The grocery store is a stones throw away. Wonderful shaded patio and view of the water. Easy walk out to the beach right from the back door. 10/10. Would stay there again.

Clean, centrally located, not too cozy

"Yvette and the booking agent did a great job getting us to the rental at the time we asked. There was parking for our golf cart off the street. Very good AC in the apartment. Unfortunately, the furniture in the living room is futons and the bed and bedding were sub par for this price point. Nothing that anyone can do about the chronic odor of rotting sea grass that is ever present for the past 5 years on this side of the island. Location is good for walking or golf cart. Make your way to the much nicer secret beach area if you want to relax in the sand.

Wonderful home base, centrally located

"We had a lovely time at Belizean Reef. We arrived about an hour earlier than expected and walked over from the airport (a short walk). From the time we arrived, Yvette was wonderfully helpful, giving us recommendations for tours, answering questions, and at the end of the trip dropping us off at the ferry. The view from the patio is perfect for watching the sun rise, and everything in San Pedro is within walking distance. The suite was clean and well appointed. There isn't great water pressure, but that seems to be common throughout San Pedro. We would not hesitate to stay here again if we return.

Wonderful vaca

"Conda #2 was very clean and the appointments were very nice. There was a problem with one of the keys being hard to use and there was only one set (do to the fact that the prior renter had mistakenly taken them home with him.Evette was waiting for them to be mailed back. Didn't understand why they just didn't have another set made. We didn't know where to u=put the keys when we left, but an owner there told us there was a d=key drop off place near the office. We had to leave the condo at 7 am and we had a friend take us to airport (because of luggage). Conda is perfectly located close to town and you can walk everywhere (including the Runway Bar!!) We were very happy with our choice.

Beautiful Belize

"It was as pictured pictures always taken to show best side. Rear entrance had construction going on not as in building next door which they have no control. Mother nature decided to blow 20 mph winds that week again not in their control. making shutters rattle where loose. Lamps some where to be able to read by would be a plus. Now on to the great stuff Belizean people are great people very helpful. Unit is located a short walk to everything in San Pedro via beach or street. Our host was always helping us when asked local with great advise. Website with suggestions planning details made the trip easy with all the new restrictions and changes since 7 years ago when we visited.

"This has been our 3rd trip staying at Belizean Reef. It has come to feel like home. We are greeted with smiles and hugs from Yvette,the Property manager. You will only be a stranger once to her. The location is amazing. It is located in town so you can skip the golf cart if you choose. Ramones Village is located 3 properties down the beach so you can easily access the water. They keep there beach as pristine as possible. The upside of that is you still get the ocean views and access without paying Ramones prices.
Belizean Reef is one 6 different properties we have stayed at in the 10 visiting we have made to the island. We will never stay anywhere else.

"My husband and I so enjoyed our stay at Belizean Reef. Location to all the things San Pedro offers is key and this spot hits them all! We are big divers and rather be under the water than above for most of our vacation. Belizean Reef is just steps away from our favorite dive operation, TNT Divers. The accommodations were perfect for us to enjoy going into San Pedro town for dinners and drinks after a long day of diving. We love this location so much, I think it was our 6th time staying at Belizean Reef. We will be back!

3 night stay in San Pedro

"Great place to stay, walking distance from Tropic Airways airport & to C&S Golf cart rental.Unit was very clean & Yvette was nice to work with. Bed & pullout sofas were comfy. Internet, A/C, TV worked fine with no issues. Some minor things like paper towels/napkins or salt/pepper seasonings would have been nice but overall a good place to stay on a budget.
